How Buying Works

Buying a home can feel complex, but it’s usually a simple sequence of steps. Here’s what to expect from your first search through to getting the keys.

1) Get your budget clear

Work out what you can afford, including deposit, fees and monthly costs. If you need a mortgage, getting an Agreement in Principle can strengthen your position.

2) Register your requirements

Tell us your preferred areas, budget, property type and timescales. We’ll match you to suitable homes and keep you updated when new properties come to market.

3) Book viewings

Arrange viewings at times that work for you. Take notes, ask questions, and view more than once if needed—especially if you’re serious about making an offer.

4) Make an offer

When you’re ready, we’ll put your offer forward and keep you informed throughout negotiations. Being clear on your position (deposit, mortgage status, chain) helps.

5) Instruct your solicitor & book surveys

Once your offer is accepted, instruct a conveyancer/solicitor and arrange your survey. If you’re buying with a mortgage, your lender will also carry out a valuation.

6) Exchange, complete, and move in

Exchange makes the purchase legally binding. On completion day, funds are transferred, you collect the keys, and your new home is officially yours.

How does the offer process work?

We’ll confirm your offer details in writing, present it to the seller promptly, and keep you updated as discussions progress. If there are multiple offers, we’ll explain the situation clearly and advise on a sensible approach.

What happens after an offer is accepted?

You’ll instruct a solicitor/conveyancer, submit your mortgage application (if needed), and arrange any surveys. We stay involved throughout to help keep communication clear and the transaction moving.
